Drees & Sommer is supporting Hamburg’s biggest construction project

A multipurpose Überseequartier (overseas quarter) is being built on a site the size of 55 football fields in the southern part of Hamburg’s HafenCity district. In addition to 80,500 square meters of retail space and 65,000 square meters of office space, planning also includes 422 apartments and three or four hotels. The French real estate company Unibail-Rodamco is realizing this major project with an investment of some € 977 million. Drees & Sommer is supporting the investor in the areas of energy design, technology planning, and building physics. Construction work is scheduled to begin in 2017.

The southern Überseequartier will comprise a total of eleven buildings with a range of uses. In addition to offices and apartments with water views, planning provides for numerous food & beverage outlets, a multiplex cinema with more than ten screens, a parking garage for 2,900 cars, and a cruise ship terminal. The quarter will also have some 200 shops and stores. The 5,800 square meter central shopping area will be protected from the elements by a glass roof, thus offering a high level of user comfort. The buildings have been designed by a number of renowned architectural firms including Christian de Portzamparc (Paris) and UNStudio (Amsterdam).

The southern Überseequartier will also meet high standards of sustainability. All buildings are being designed to achieve HafenCity Gold and BREEAM Excellent certification. Following completion, which is scheduled for 2021, the new business and residential district will be home to around two thousand people and provide workplaces for about 6,100.

In this complex project, Drees & Sommer engineering experts are managing energy design, building services equipment (HOAI* phases 1 and 2), and building physics.  Drees & Sommer is helping the principal master the complex challenges of the project. In addition to the sheer size of the project, these include the complex high-rise architecture, the construction of underground bus and taxi terminals with associated flood protection measures, and the special air and noise requirements in the immediate vicinity of the port. BIM (Building Information Modeling) is to be used consistently throughout the project planning. The project participants already consolidated 25 BIM partial models into an overall model during preliminary planning.
